Municipal approvals are one of the most common sources of delay and frustration in church building projects. In this episode, we provide a practical, plain-language walkthrough of the approval processes that Ontario churches encounter when undertaking a construction project. Whether you are building new, expanding, or renovating, understanding these steps early can save months of waiting and thousands of dollars in carrying costs.

We start with zoning: how to determine whether your property is zoned for its intended use, what happens when it is not, and what a minor variance or rezoning application actually involves. From there we move into site plan approval, which governs everything from parking layout and stormwater management to landscaping and exterior lighting. For many churches, site plan approval is the longest single step in the municipal process, and we explain why.

Building permits are the next major milestone, and we discuss what reviewers look for, how to prepare a complete submission that avoids rejection, and how the Ontario Building Code intersects with church-specific requirements — particularly the Group A, Division 2 occupancy classification under OBC Subsections 3.2.2.24 and 3.2.2.25 — along with accessibility standards.
