1. Groundwork — Final Grading, Sod & Seeding
Skills 16.01, 16.02 & 16.03
Before a single blade of grass is planted, the site must be graded to its final design elevations. Final grading is the art of sculpting the earth so that stormwater flows away from the building, collects in swales and catch basins, and drains without ponding in the parking lot or flooding the playground. On a church site, this is more complex than it sounds: you are managing drainage around a large-footprint building with multiple entrances at different elevations, a parking lot that may cover half the site, and green spaces that need to stay dry enough for a church picnic three days after a thunderstorm.
Final Grading & Topsoil (16.01)
Final grading starts with reviewing the grading plan — the civil engineer’s drawing that shows finished elevations at every corner, swale, and catch basin. Crews use GPS-guided skid steers and laser-equipped box blades to achieve the specified grades within ±15 mm tolerance. The minimum slope away from the building foundation is 2 percent for the first 1.8 metres (OBC requirement), and all lawn areas must drain at a minimum 1.5 percent to prevent ponding.
Topsoil is spread to a minimum depth of 100 mm (150 mm is recommended for church lawns that will see heavy foot traffic after services). The topsoil must comply with the OPSS (Ontario Provincial Standard Specification) for quality: screened, free of debris, with organic content between 4 percent and 15 percent. Sod Installation (16.02)
Sod provides instant green cover and is the standard for all areas within 3 metres of the building, along walkways, and in any area that will be visible from the main entrance on opening Sunday. Kentucky bluegrass sod is the Ontario standard for church lawns — it tolerates foot traffic, recovers well from damage, and stays green through the shoulder seasons.
- Timing: Sod can be laid from late April through mid-November in southern Ontario, but the ideal windows are May–June and September–October. Avoid July and August unless irrigation is installed and operational.
- Installation: Stagger joints like brickwork. Butt edges tightly — no gaps, no overlaps. Roll with a water-filled roller immediately after installation. Water within 30 minutes of laying.
- Watering: New sod requires 25 mm of water per week for the first three weeks. If the church’s irrigation system is not yet commissioned, temporary above-ground sprinklers and hose bibs must be arranged before the sod truck arrives.
Hydroseeding & Broadcast Seeding (16.03)
Hydroseeding is used for large open areas — rear slopes, stormwater management berms, and future-phase parking lot areas. A slurry of seed, mulch, fertiliser, and tackifier is sprayed from a truck-mounted tank. It is faster and cheaper than sod but takes 6–8 weeks to establish. Broadcast seeding (dry seed spread by a rotary spreader and raked in) is the most economical option for low-visibility areas and is often specified for ditch lines and embankments.
Seed mix selection matters. A common approach is to use a Canada No. 1 grade seed blend appropriate for the site conditions: a sun mix (Kentucky bluegrass, perennial ryegrass, creeping red fescue) for open areas, and a shade mix (creeping red fescue, Chewings fescue, perennial ryegrass) for areas under tree canopy or on the north side of the building. Application rates for hydroseeding are typically 4–5 kg per 100 m²; for broadcast seeding, 5–7 kg per 100 m² to account for seed lost to wind and birds. On slopes steeper than 3:1 (horizontal to vertical), hydroseeding with a bonded fibre matrix (BFM) tackifier is required to prevent seed wash during rain events.
Pro Tip — The Opening Sunday Rule: If the congregation will see it on opening Sunday, sod it. If they won’t see it until they walk behind the building, hydroseed it. If they will never see it unless they are mowing, broadcast-seed it. Every dollar saved on seed mix in a high-visibility area costs ten dollars in congregational disappointment. Plan the sod/seed boundary with the pastor, not just the site plan.
Erosion Control — Municipal Requirement: Under Ontario’s Erosion and Sediment Control Guidelines, all disturbed areas must be stabilized within 30 days of final grading. 2. Tree & Shrub Planting — The Living Architecture
Skill 16.04
Trees and shrubs are the only element of a church project that actually improves with age. A well-placed sugar maple that is 50 mm caliper at planting will be a 300 mm caliper shade tree in 25 years, providing canopy over the parking lot, cooling the south-facing windows, and framing the entrance in a way that no built structure can replicate. Planting is not decoration — it is long-term architectural investment.
HCMI follows the Canadian Landscape Standard (latest edition) and Landscape Ontario best practices for all planting work. Key requirements:
- Tree pits: Dig twice the width of the root ball but no deeper. The root flare must sit at or slightly above finished grade — burying the flare is the number-one cause of tree mortality on construction sites.
- Backfill: Use the native soil mixed with 25 percent compost. Do not backfill with pure topsoil or peat — the tree roots need to transition into native soil conditions, and a rich backfill creates a “container effect” that discourages root spread.
- Staking: Two stakes maximum, with flexible ties. Remove after one growing season. Over-staking prevents the trunk from developing taper strength and leads to wind-snap in year three.
- Mulch: 75 mm depth of shredded hardwood bark in a 1.2 m diameter ring. Keep mulch 100 mm away from the trunk — “volcano mulching” (piling mulch against the trunk) causes bark rot and is a sign of amateur work.
For church projects, HCMI recommends a planting palette that combines fast-growing species for immediate impact (silver maple, white birch, red osier dogwood) with slow-growing legacy species that will define the property in 50 years (white oak, sugar maple, white pine). Memorial gardens — a feature unique to church properties — are typically planted with flowering ornamentals: dogwood, redbud, serviceberry, and hydrangea, underplanted with hostas and daylilies for low-maintenance colour.
We planted a row of ten sugar maples along the main drive of a church in Cambridge back in 2004. I drove past last fall and those trees are massive now — they form a canopy over the whole entrance. On a church site, hardscape must handle wheelchair users, elderly parishioners with walkers, parents with strollers, and 300 people exiting through two doors at the same time after a service. It must be slip-resistant when wet, free of trip hazards, properly drained, and attractive enough to welcome visitors.
Interlock Paver Installation (16.05)
Interlocking concrete pavers are a preferred material for church entrance plazas, memorial garden paths, and feature walkways. They are more visually striking than poured concrete, more repairable (individual pavers can be replaced without patching), and they signal to visitors that the congregation invested in quality.
Best practice is to require ICPI (Interlocking Concrete Pavement Institute) certification for all crew leads installing pavers. The installation sequence is precise:
- Excavation: Remove soil to accommodate base depth (minimum 200 mm Granular A for pedestrian, 300 mm for vehicular) plus 25 mm sand setting bed plus paver thickness (typically 60 mm pedestrian, 80 mm vehicular).
- Base preparation: Install Granular A in 100 mm lifts, compact each lift to 98 percent Standard Proctor density. Verify with a nuclear density gauge or lightweight deflectometer.
- Edge restraint: Install rigid PVC or aluminium edge restraint, spiked at 300 mm intervals. Without edge restraint, pavers will creep outward under load and the joints will open.
- Setting bed: Screed 25 mm of CSA-compliant bedding sand (concrete sand, not mason sand) using screed rails. Do not compact the setting bed before placing pavers.
- Paver placement: Lay pavers in the specified pattern (herringbone for vehicular, running bond or basket weave for pedestrian), maintaining 2–3 mm joints. Cut pavers at edges with a wet-cut saw — minimum cut piece size is one-third of a full paver.
- Compaction & jointing: Compact the finished surface with a plate compactor fitted with a neoprene pad. Sweep polymeric sand into joints, mist with water to activate, and compact again.
Concrete Curb & Sidewalk Construction (16.06)
Concrete curbs define the boundary between asphalt parking areas and landscaped zones, protect lawn edges from vehicle encroachment, and direct stormwater toward catch basins. Sidewalks provide the accessible pedestrian routes that connect parking to building entrances. On a church project, concrete sidewalks are not optional amenities — they are AODA-mandated accessible paths of travel.
A common approach is to use 30 MPa air-entrained concrete (5–8 percent air for Ontario freeze-thaw resistance) for all exterior flatwork. The Cement Finisher (630A) voluntary trade certification is recommended for all crew leads performing sidewalk work. Key standards:
- Sidewalk width: Minimum 1 500 mm (AODA requirement for two-way wheelchair passage). A good standard for main entrance walks is 1 800–2 400 mm to accommodate post-service pedestrian flow.
- Running slope: Maximum 5 percent (1:20). Exceeding this makes the walkway a ramp under the OBC, triggering handrail and landing requirements.
- Cross slope: Maximum 2 percent (1:50) for drainage.
- Tactile walking surface indicators (TWSIs): Required at curb ramps and hazardous vehicular areas per AODA. Truncated-dome detectable warning surfaces, cast-in-place or surface-applied.
- Control joints: Sawn or tooled at intervals no greater than 3 metres or 2.5 times the slab width, whichever is less. Joints must be straight, consistent depth (one-quarter slab thickness), and aligned with architectural features where visible from the entrance.
- Finish: Medium broom finish perpendicular to the direction of travel for slip resistance. No hard-trowelled exterior concrete — it becomes an ice rink in November.
AODA Compliance Is Non-Negotiable: Ontario’s Accessibility for Ontarians with Disabilities Act requires all new construction to meet accessible design standards. For church sites, this means accessible parking spaces with proper signage, curb cuts with tactile indicators, barrier-free routes from parking to all building entrances, and level landings at every door. HCMI superintendents must review the accessibility plan with the project architect before any hardscape work begins. Retrofitting non-compliant walkways after paving is exponentially more expensive than getting it right the first time.
Retaining Wall Construction — Segmental (16.07)
Church sites in Ontario frequently have grade changes that require retaining walls — between the parking lot and the building pad, along property lines, or flanking entrance ramps. A common approach is to use segmental retaining wall (SRW) units for walls up to 1 200 mm in exposed height (higher walls require a P.Eng. design and geogrid reinforcement).
Installation follows the NCMA (National Concrete Masonry Association) guidelines:
- Excavate to a depth that allows a 150 mm levelling pad of compacted Granular A extending 150 mm beyond the wall face and 300 mm behind.
- Set the first course perfectly level — every error in the base course amplifies through the wall height. Check level every 600 mm along the run.
- Backfill with 19 mm clear stone (not Granular A — clear stone drains; Granular A retains water and creates hydrostatic pressure behind the wall).
- Install perforated drainage pipe at the base of the wall, wrapped in filter fabric, daylighting to a swale or catch basin.
- Cap the wall with adhesive-bonded coping units. Stagger cap joints from the course below.
On church projects, retaining walls frequently serve double duty as landscape features. A well-built segmental wall flanking the entrance ramp can incorporate built-in planter pockets, integrated step treads, and seat walls at 450 mm height for informal seating. The wall becomes part of the entrance experience rather than a purely structural element. Specify segmental units that match or complement the building’s masonry palette — if the church is red brick, the retaining wall uses a complementary earth-tone unit, not a mismatched grey block that looks like it belongs behind a strip mall.
Engineered Walls — Height Threshold: Any retaining wall over 1 000 mm in exposed height (some municipalities use 1 200 mm — check local by-laws) requires an engineered design by a licensed Professional Engineer. This includes geogrid reinforcement spacing, global stability analysis, and bearing capacity verification. Do not build an un-engineered wall above the height threshold, regardless of how simple it looks. Wall failures are catastrophic, sudden, and expensive. If in doubt, call engineering before you dig.
4. Parking Lots — Asphalt, Striping & Signage

A church parking lot is unlike any other commercial parking facility. It sees peak loading for 2–3 hours on Sunday morning and sits nearly empty Monday through Saturday. It has elderly drivers, new drivers, families with small children, and 200 cars all trying to leave at the same time. It needs to drain perfectly because half the congregation is wearing dress shoes, not work boots. And it needs to look good — a cracked, potholed, faded parking lot tells visitors that the church doesn’t care about details, and that impression bleeds into everything else.
Asphalt Paving (16.08)
A common approach is to use two-lift hot-mix asphalt (HMA) for all church parking lots: a 50 mm HL-8 base course and a 40 mm HL-3 surface course, placed on a minimum 300 mm compacted Granular A base with a 150 mm Granular B subbase. This structure is designed for Ontario freeze-thaw cycles and the concentrated wheel loads at parking-stall turning points.

Asphalt must be placed at a minimum mix temperature of 135 °C and compacted before it cools below 85 °C. On Ontario church projects, this means paving season runs from May through October. Late-season paving (November) is risky — ambient temperatures below 5 °C cause the mat to cool too quickly for adequate compaction, leading to premature cracking and ravelling.
Compaction is achieved in three passes: breakdown rolling with a steel-drum vibratory roller immediately behind the paver, intermediate rolling to close the surface texture, and finish rolling with a static steel-drum roller to remove roller marks. The asphalt surface must achieve a minimum 92 percent Marshall density, verified by core samples taken at a frequency of one core per 500 m² of pavement area. Low-density areas will ravel within two freeze-thaw cycles, creating the potholes that make a parking lot look neglected.
Drainage is critical. Church parking lots must slope at a minimum 1.5 percent toward catch basins or perimeter swales. Utility Coordination Before Paving: Once asphalt is down, any underground utility repair means cutting pavement and patching — a visible scar that will never match the original surface. Before paving day, The superintendent must confirm that all underground services (storm sewer, sanitary sewer, watermain, gas, hydro duct bank, communications conduit) have been tested, inspected, and approved. Catch basin frames and covers must be set to finished grade. Valve boxes must be adjusted. Hydrant connections must be complete. There is no going back once the paver starts rolling.
Pro Tip — Pave Before Landscaping: Always pave the parking lot before installing curbs, sidewalks, and landscaping adjacent to the lot. Paving equipment needs room to manoeuvre, and asphalt trucks will destroy any sod or plantings within 3 metres of the pavement edge. The only exception is concrete curb-and-gutter that defines the pavement edge — this must be placed before paving so the paver has a grade reference and a clean edge to butt against.
Parking Lot Striping & Signage (16.09)
Striping transforms a black rectangle of asphalt into an organized, safe, and accessible parking facility. Ontario standards and municipal by-laws govern accessible parking requirements, and AODA compliance is mandatory.

Striping should not be performed until the asphalt has cured for a minimum of 48 hours (longer in cool weather) and the surface is clean, dry, and free of dust. Line thickness is typically 100 mm for stall lines and 150 mm for accessible-space markings, fire route lines, and directional markings. HCMI restripes church parking lots as part of the two-year warranty inspection — Ontario winters and snowplow blades wear paint quickly, and faded striping degrades both the appearance and the safety of the lot.
I tell every new crew member the same thing: the parking lot is the church lobby before the lobby. 5. Site Amenities — Furniture, Irrigation & Lighting

These are the details that distinguish a church property from a commercial office park.
Site Furniture Installation (16.10)
Site furniture for church projects typically includes benches (memorial and general), waste and recycling receptacles, bicycle racks, bollards, and sometimes playground equipment for children’s ministry areas. All furniture must be anchored to resist wind uplift and vandalism — surface-mounted with stainless steel anchors into concrete pads, or embedded in concrete footings below frost depth (1 200 mm minimum in southern Ontario, 1 500 mm in northern regions).
Memorial benches are a distinctly church feature. Install these on cast-in-place concrete pads with engraved plaques. The bench location is often chosen by the family, and the installation must be treated with corresponding sensitivity — this is not just a piece of furniture to them; it is a tribute to someone they loved.
Playground areas require special attention. If the church programme includes children’s ministry, the outdoor play area will see heavy use during Sunday school, vacation Bible school, and summer day camps. Equipment must meet CSA Z614, and the safety surfacing — engineered wood fibre, rubber tiles, or poured-in-place rubber — must provide adequate fall attenuation for the equipment height. Line-voltage landscape lighting (120V or 347V) is a compulsory-trade activity under Ontario’s regulated trades framework. Only a licensed electrician or a registered apprentice under direct supervision may install, connect, or modify line-voltage exterior lighting circuits. This includes parking lot pole lights, building-mounted floods, and bollard lights connected to line voltage. Low-voltage landscape lighting (12V or 24V transformer-fed systems) for accent and path lighting does not require a licensed electrician but must still comply with the Ontario Electrical Safety Code.
For church parking lots, Specify LED pole-mounted fixtures on 6–9 m galvanized steel or aluminium poles with concrete caisson foundations. But mid-week evening services, youth group, choir practice, and committee meetings mean people are walking from parking lots to building entrances in the dark for six months of the year. Design the lighting for a January evening at 6:00 p.m., not a June morning at 10:00 a.m. Minimum illumination levels: 20 lux at parking lot surface, 50 lux at building entrances, 10 lux along walkways. Dark spots between pole lights are where people fall and where break-ins start.
6. Boundaries & Enclosures — Fencing, Screening & Dumpster Pads

Every church property has a back-of-house: the dumpster area, the mechanical equipment yard, the service entrance where deliveries arrive. These areas are functional necessities, but they do not need to be visible to every visitor who drives past on a Sunday morning. Fencing and screen walls define property boundaries, conceal service areas, protect children’s play zones, and provide the visual “editing” that separates the welcoming public face of the church from its working infrastructure.
Fencing Installation (16.13)
Common fencing types on church projects include:
- Chain link (galvanized or vinyl-coated): Property-line fencing, playground enclosures, equipment yards. Posts set in concrete footings at 2 400 mm on centre, below frost depth. Top rail and tension wire at bottom.
- Ornamental steel/aluminium: Decorative fencing along street frontage, memorial garden enclosures. Provides visibility while defining boundaries. Posts anchored in concrete or bolted to concrete walls.
- Wood privacy fence (pressure-treated or cedar): Screening between the church property and adjacent residential lots. Posts set in concrete at 2 400 mm o.c., minimum 900 mm embedment below grade. Boards installed with the finished face toward the neighbour (good-neighbour practice and many municipal by-law requirements).
All fencing must comply with local zoning by-laws for height, setback, and material restrictions. Many Ontario municipalities limit fence height to 1 200 mm in front yards and 1 800 mm in rear and side yards. Playground enclosures must meet CSA Z614 (Children’s Play Spaces and Equipment) for gate latching height and opening size to prevent entrapment.
Property-line fencing on church projects often involves coordination with adjacent residential neighbours who may have strong opinions about materials, height, and appearance. HCMI recommends early consultation with the church building committee and neighbouring property owners during the design phase. A fence that surprises a neighbour on installation day is a fence that generates complaints to the municipal by-law office. A fence that was discussed, agreed upon, and installed as promised is a fence that builds goodwill between the church and its community — which is, after all, part of the church’s mission.
Pro Tip — Frost Heave and Fence Posts: In Ontario, fence posts must be set below the frost line (1 200 mm minimum in southern Ontario). Posts that are not deep enough will heave upward during freeze-thaw cycles, tilting the fence and opening gaps at the bottom. Use Sonotube forms filled with concrete for wooden posts, and flared concrete footings for steel posts. The extra 30 minutes per post during installation saves a full fence re-set in year three. There is no shortcut that survives an Ontario winter.
Dumpster Enclosure / Screen Wall Construction (16.14)
A dumpster enclosure is the smallest structure on the site and one of the most visible when done poorly. An unscreened dumpster at the side of a church building is an eyesore and a signal that the project was finished in a hurry. HCMI builds dumpster enclosures that match the building’s exterior materials — if the church is brick, the enclosure is brick; if the church is stone veneer, the enclosure is stone veneer.
Typical dumpster enclosure specifications:
- Concrete pad: 150 mm thick, 30 MPa, reinforced with welded wire mesh, sloped to a central drain connected to the storm sewer (check municipal requirements — some jurisdictions require oil/grit separators).
- Walls: Three-sided enclosure, minimum 1 800 mm height, constructed to match the building exterior. CMU core with brick or stone veneer is the most common detail.
- Gates: Steel frame with infill panels matching the wall material or horizontal wood slats. Heavy-duty hinges rated for the gate weight. Cane bolts to hold gates open during pickup (waste trucks need full-width access). Self-closing mechanisms with hold-open hooks.
- Bollards: Two 100 mm steel pipe bollards filled with concrete, set inside the enclosure at the rear wall to prevent the dumpster from being pushed through the back wall during pickup.
- Location: Position the enclosure for easy truck access (minimum 3.6 m wide opening, straight approach — waste trucks cannot navigate tight turns) while keeping it out of primary sightlines from the parking lot and street. The ideal location is at the rear or side of the building, screened from the main entrance by the building mass itself.
A pastor once told me, “The dumpster enclosure is the last thing you build and the first thing the neighbours complain about if you get it wrong.” He was right. We match it to the building, we make the gates work smoothly, and we put bollards inside so the waste truck doesn’t push the bin through the back wall. It’s a small detail. - Asphalt paving (parking lot and drive aisles)
- Interlock paver installation (entrance plazas, feature walkways)
- Topsoil placement and fine grading of lawn areas
- Tree and shrub planting
- Irrigation head installation, connection, and testing
- Sod installation (high-visibility areas) and hydroseeding (low-visibility areas)
- Site furniture, fencing, and dumpster enclosure
- Landscape lighting fixture installation and commissioning
- Parking lot striping and signage (last — requires clean, dry pavement)
Every step depends on the one before it. Sod before topsoil is wasted sod. Striping before the asphalt has cured for 48 hours means the paint won’t adhere. Planting before the irrigation main is in the ground means trenching through root zones. The superintendent who masters this sequence delivers a site that comes together smoothly in the final weeks. The one who doesn’t spends those weeks fixing avoidable damage and explaining delays to the building committee.
The 50-Year Test: Every element in Category 16 must pass what HCMI calls the 50-Year Test. Will this parking lot still drain properly in 50 years? Will these trees provide the canopy the architect envisioned? Will this retaining wall still be standing when the church celebrates its golden anniversary? Site finishing is not temporary — it is the permanent public face of a building that will serve its community for generations. Build it like it matters, because it does.

The asphalt is smooth and well-striped. The accessible spot is right by the front door with a clear path to the entrance. They walk along a level concrete sidewalk with a gentle slope, pass a memorial garden where a dogwood is blooming, step across an interlock paver plaza at the main entrance, and reach doors that are illuminated, welcoming, and easy to find. Behind the building, out of sight, a dumpster enclosure in matching brick keeps the service area tidy. An irrigation system keeps the lawn green through August. Landscape lighting makes the evening service feel just as welcoming as the morning one.
That seamless experience — the one where everything just works, where the site feels cared for, where the building and its grounds feel like a single, intentional composition — is not an accident. And it endures. The parking lot that was paved correctly in 2026 will still be draining properly in 2040. The interlock paver plaza at the main entrance will still be level and clean after 10 000 Sunday mornings of foot traffic. The retaining wall flanking the ramp will still be straight, still draining, still holding the grade it was designed to hold. Site finishing is not temporary work — it is legacy work, and it demands legacy-quality execution.
The Maintenance Hand-Off: Before closing out a church project, the superintendent provides the building committee with a site maintenance guide covering seasonal tasks: spring fertilization and irrigation start-up, summer watering schedules, fall leaf removal and irrigation winterization, winter snow-clearing routes that protect curbs and pavers, and a three-year tree and shrub warranty checklist. A beautiful site that is poorly maintained will deteriorate within two years. The job is not just to build the site — it is to equip the church to maintain it.
A construction crew builds a building. A church construction crew builds a church campus — a place that welcomes, shelters, and serves its community from the property line to the front door. Category 16 is how the job gets finished, and it gets finished right.
When you drive past a well-built church ten years after completion, you should not be able to tell where the construction ended and the community took over. The trees should be thriving. The parking lot should be smooth and well-marked. The walkways should be level, the gardens tended, the sign illuminated. The site should look like it has always been there — like the building grew out of the land rather than being placed on top of it. That is the standard. That is what Category 16 delivers when every skill is executed with care, precision, and the understanding that this work will outlast all of us.
